An exterior concrete grade beam supports a concrete slab and concrete stem wall with an interface for curtain wall or cladding detailed on architectural drawings. A continuous keyway with a waterstop is positioned at the cold joint between the grade beam and the slab. Slab dowels match the size, grade, and spacing of the slab reinforcing steel. Rigid insulation is applied to the exterior face of the grade beam.
