Wood studs spaced at sixteen inches on center bear on a continuous pressure-treated three-by sill plate anchored to a concrete foundation grade beam. The grade beam contains continuous top and bottom reinforcing steel and number three ties spaced at twelve inches on center with three inches of concrete clearance. Anchor bolts secure the sill plate to the foundation with a one-half inch maximum gap tolerance.
