A pipe passes through a below-grade concrete foundation wall into an interior building space. A water stop sleeve is cast into the concrete wall to accommodate the pipe penetration. Modular wall seals are installed at each side of the penetration to provide a watertight seal against groundwater intrusion. The assembly uses stainless steel nuts and bolts with adjustment nuts set to the interior size as specified for modular wall seals.
