A pipe passes through a below-grade concrete foundation wall via a water stop sleeve embedded in the concrete. The annular space between the pipe and the sleeve is sealed at each side using a modular wall seal with 316 stainless steel nuts and bolts. The assembly maintains a watertight barrier between the exterior earth and the interior building space.
