Pipes pass through continuous footings and grade beams perpendicular to the structural member using a pipe sleeve with a minimum one-inch clearance all around the pipe. The space is sealed with approved mastic, and flexible joints are used at each side of the grade beam for settlements per the soils report. Two additional ties are provided at three inches on center on each side of the sleeve, allowing two-inch clear cover from the edge of the sleeve to the ties. Pipes must continue through footings with no mechanical splices within the footing, and a maximum of two sleeves are permitted at a distance "D" apart with additional sleeves no closer than five times "D".
