An exterior guardrail assembly is anchored into a concrete substrate using a 1 1/2-inch outside diameter steel pipe guardrail post set within a galvanized metal sleeve. The sleeve extends two inches above the finish surface and is anchored eight inches deep into the concrete using epoxy. The top rail consists of a 1 1/2-inch outside diameter galvanized steel pipe guardrail positioned three feet six inches above the finish surface. A separate 1 1/2-inch outside diameter galvanized steel pipe handrail is attached to the post with a metal bracket at three feet above the finish surface. Galvanized steel pickets spaced at four inches on center run vertically between the rails.
